Please note that the villa is Bali-Style, whereas, we have a main building with the Master Bedroom, Guest Bedroom and Common Areas and the 3rd and 4th bedrooms are detached with private entrance. Therefore, we have 3 separate rates for the villa, depending on rooms needed. All bedrooms, however, are on the same level and all face the swimming pool, with sea views and mountain vistas.

Children are counted as ‘persons’ under the rate structure, unless they are 2 years or younger. In that case, they are not counted and we can provide a baby cot free of charge.

30% deposit is required to secure your booking
Payments can be made by credit card (via PayPal) or bank transfer: Please note that all bank fees from the sending bank are at the charge of the sender
Full payment to be made 30 days prior to arrival date
Last minute bookings under 30 days are to be paid in full immediately
A refundable 10,000THB security deposit will be required upon arrival – from this we will deduct 6 THB per unit for electricity. The deposit (minus electric costs) will be returned on your departure provided the villa is left in good order. A copy of your passport is also required upon arrival
Cancellation Policy
You may cancel your reservation at any time by notifying us by email. In the event of cancellation or if the booking cancelled due to non-payment of the balance by the specified date the following cancellation charge shall apply:
Between the booking date and 30 days prior to arrival – Deposit charged
Between 30 days prior to arrival and the arrival date – Full payment charged
Once your final 70% is paid, there is no cancellation refund. However, if you are on your trip and within days of arrival and you choose to arrive earlier and the villa is available, we can move things around for you with no problem
Additional Information
Check-in time of 2pm, Check-out time of 12noon, although we can be more flexible with this if there is no new guest check-out or check-in on your arrival or departure date. We can offer a late check-out until 5pm for an additional 1000THB, depending on availability.
